Photos and listing videos are ready the next day, before noon. We shoot with you during the day, and then our global photo and video editing team takes over and handles all edits overnight, so we can ensure next morning delivery.
Social Media Reels with AI enhancements (season change animations or furniture overlays), and 360 Tours require a bit more development/editing, but we still aim to deliver everything within 24 hrs of your shoot, and typically we have these all ready to go in the morning as well.
If you need your photos back the same day, we can provide a rush editing service for an additional $100 fee.
Most shoots take 60–90 minutes, depending on the size of the home and what’s included (photos only vs. video + 360 tour). Larger properties may take longer, we’ll confirm timing when you book.
We accept e-transfers, credit cards, or cash.
We are not stagers, but we always do a walkthrough to adjust lights and make sure each room is photo-ready. Bigger tasks like decluttering, moving furniture, or deep cleaning need to be done prior to our photographer arriving. If needed, we can provide AI enhanced images to help with decluttering or virtual staging, for an additional fee.
Aerials are included at no extra charge in all packages, weather permitting. On days with inclement weather (rain, snow, or extreme winds) we suggest rescheduling the entire shoot, or we can proceed without the drone if desired. We check the weather forecast when each booking is made, and will discuss a contingency plan when confirming the booking.

We understand the need for flexibility in real estate. Weather, staging delays, or client situations may require a reschedule.
All we ask is that you provide as much notice as reasonably possible.
If we arrive on-site and the property is clearly not ready to be photographed or filmed, and the client decides not to proceed, a call-out fee may apply to cover our time.
Our professional crew is based in Bradford and Huntsville, so we can service Simcoe County, York Region and Muskoka without charging extra for travel fees. Most of the GTA as well. Being on the road is part of the gig (and how we keep up to date on the latest podcasts!). Even if you think your property is outside our typical service area, don't worry - we likely have someone close by that we can assign to your listing.
Absolutely! Agents are encouraged and welcome to appear in their videos at no extra charge. We help with scripting to craft a good hook, while keeping it simple, professional, and engaging.

Prefer to stay off-camera? Not to worry. Our market-tested video shooting/editing style highlights the best features of your listing, ensuring the property is the star of the show.
We don’t skimp on number of photos. Every package typically includes 40-50 professionally edited photos, including several aerial photos from the drone. Larger homes naturally result in more photos to properly showcase the entire property.
Yes. If desired, your videos can be delivered branded (with your company/brokerage logo and contact info overlaid on the video) or unbranded.
Every video we deliver includes royalty-free music, which is chosen by our editors from our collection of tracks.
Allowing our editing team to choose the music and editing style is one of the ways we are able to deliver your media in 24 hrs or less. Revisions to video edits to change music or pacing will extend delivery times beyond our 24 hour target, and may result in additional charges, depending on the scope of changes requested.
If there is a popular or trending song you'd like used for social media reels, we can provide an alternate edit of your social media reel video without music (only your voice and sound effects), so you can choose a popular song on TikTok or Instagram when you post the reel.
For photos, needing revisions is rare, but we understand sometimes minor things need to be fixed that weren't originally seen on location or discussed. Reasonable adjustments or fixes can be addressed fairly fast, and revised images usually can be provided within the initial 24 hr delivery target.

For 360 Tours, all the images are first edited and optimized for the 360 tour platform. We then send the images and a 2D floorplan scan to our delivery partner for compiling. Floorplan scans require processing time prior to sending them to the 360 tour provider, therefore these tours are typically the last item ready to deliver inside the 24hr window. As a result, any requested revisions will need to be addressed one day after initial delivery. The good news is the weblink (URL) for your 360 Tour remains the same, so once any requested changes are made, the site is automatically updated.
Yes. Twilight photos can add stunning curb appeal. These can be scheduled at dusk or created virtually through editing, depending on your preference.
Real estate media requires a specific set of equipment that is tailored for the types of images being captured. As such, our crew travel with specially prepared backpacks full of photo/video gear, including several types of professional cameras, and accessories. A Sony mirrorless camera for photo/video, a DJI Mini 4 Pro drone for aerials and 360 images from the sky, Insta360 X5 cameras for 360 tours, an iPhone Pro for floorplan LIDAR scanning and social media video clips. Each kit also contains wireless microphones, professional tripods, a DJI gimbal/stabilizer, spare batteries, spare SD cards, and USB-C cables.
Each of our camera kits contains the exact same gear, so no matter which team member arrives at your site, you can trust they will have the right gear in hand. Even if you only order photos, our photographer will arrive with all the tools to deliver anything on our menu, should you change your mind.

Help us make your listing look its absolute best!
Our team will take care of the photography, video, drone, and floorplans, but a little prep goes a long way. Please review this checklist before we arrive.
General Tips
Turn on all lights (overhead, lamps, under-cabinet).
Open blinds/curtains to let in natural light.
Make sure all rooms are clean and clutter-free.
Hide personal items (family photos, valuables, medications).
Remove small floor mats/rugs unless they are decorative.
Tidy cords, chargers, and remote controls out of sight.
Kitchen & Dining
Clear countertops (limit to a few decorative items).
Put away dishes, dish racks, sponges, and garbage cans.
Wipe down surfaces and appliances.
Remove fridge magnets, notes, and papers.
Set dining tables with minimal, tasteful décor if desired.
Living Areas
Arrange pillows neatly on sofas/chairs.
Remove excess décor, toys, or magazines.
Hide TV remotes and game consoles.
Declutter coffee tables and side tables.
Bedrooms
Make all beds with clean, wrinkle-free bedding.
Clear nightstands (limit to a lamp and small décor).
Put away laundry, clothes, and shoes.
Remove personal photos if possible.
Bathrooms
Close toilet lids.
Remove personal items (toothbrushes, razors, shampoos).
Fresh towels neatly hung or folded.
Clear counters of toiletries.
Exterior
Move cars out of the driveway and away from the front of the house.
Hide garbage/recycling bins, hoses, and yard tools.
Mow lawn, rake leaves, or clear snow if possible.
Sweep walkways, decks, and patios.
Tidy outdoor furniture.
Pets
Remove pet bowls, beds, toys, and litter boxes.
Keep pets safely out of the way during the shoot.
Final Tip: Less is more. Clean, open spaces always look best in photos and video.
We’ll make final adjustments (like lights and blinds) when we arrive, but the more “photo-ready” the home is, the better the results will be!
